SCAOR members will take an excursion to the REALTORS® Midyear Legislative Meetings and Trade Expo in Washington, DC this coming Wednesday, May 16th. Make a $50 donation to RPAC and leave the driving to us! The bus will leave the SCAOR office at 7:30 a.m. sharp and arrive at the Trade Expo at 10 a.m.

We will also visit the Dirkstein Senate Building for a special reception around 1 p.m.

FORECAST: 6.29 MILLION SALES EXPECTED FOR 2007

Housing activity this year will be somewhat changed from earlier forecasts based on a clearer analysis of the effects of stricter lending standards and a decline in subprime mortgage origination, NAR says. Lawrence Yun, NAR Senior Economist, says one benefit for the market is the disappearance of speculative behavior, which contributed to abnormal price growth. Existing-home sales are likely to total 6.29 million this year and 6.49 million in 2008, compared with 6.48 million last year. New-home sales are projected at 864,000 in 2007 and 936,000 next year, lower than the 1.05 million in 2006. Housing starts should total 1.46 million units this year and 1.52 million in 2008, down from 1.80 million last year.

Standard of Practice 11-3
When REALTORS® provide consultive services to clients, which involve advice or counsel for a fee (not a commission), such advice shall be rendered in an objective manner and the fee shall not be contingent on the substance of the advice or counsel given. If brokerage or transaction services are to be provided in addition to consultive services, a separate compensation may be paid with prior agreement between the client and REALTOR® .

Standard of Practice 11-4
The competency required by Article 11 relates to services contracted for between REALTORS® and their clients or customers; the duties expressly imposed by the Code of Ethics; and the duties imposed by law or regulation. (Adopted 1/02)

ON THE SAFE SIDE

Each week we will be covering a portion of the "MLS Rules and Regulations." To be on the SAFE SIDE, please review the rules each week to eliminate errors in the system which could lead to MLS violations and fines. These rules and regulations have been submitted and reviewed by NAR and are in full compliance with National Association policy.

VIOLATION OF SECTION 16 -- $500

Section 16.3 - Display: Display of listing information pursuant to IDX is subject to the following rules:

Section 16.3.1 - Display can be downloaded via IDX or framed using the Association website, but the information shown on a Participants' or subscribers' website shall not include any information not accessible by the Associations' public website. The public site carries only certain fields of information as approved by the MLS Committee and the SCAOR Board of Directors. Additional information supplied by the MLS fact sheet is prohibited.

Section 16.3.2 - Participants shall determine which listings or the types of listings they will display on their Web sites. Examples include property type ("condos", "single family detached", "multi-family", etc.), price, or location ("downtown").

Section 16.3.3 - Participants shall not modify or manipulate information relating to other Participants' listings. (This is not a limitation on site design but refers to changes to actual listing data.)

Section 16.3.4 - All listings displayed pursuant to IDX shall identify the listing firm.

 

Search Tips

Did you know that you can search in a whole new way? There is a shortcut for you to use when doing a date search. Instead of typing in 10/31/06 through 12/30/06, you can now enter in the low field "T-180". This will search for all listings within the last 180 days. If you are interested in just the last 24 hours enter "T-1", the last 48 hours "T-2", etc. This feature can be used for sell and list date activity.
