RICK ALLAMONG - 2007 REALTOR® OF THE YEAR

Rick Allamong, Phil Fleming, 2005 ROTY Winner, Rob Harman, President and Ruth King

Rick Allamong received the "REALTOR® of the Year" award Tuesday at the Rehoboth Beach Country Club. Our 2005 ROTY winner, Phil Fleming, explained the selection process and presented the award. Over 130 REALTORS® and guests attended the luncheon.

Rick began his real estate career with O'Connor, Piper & Flynn in 1995 after moving to the coastal area from Alexandria, Virginia.

In 2000, Rick took on a management position with Coldwell Banker Residential Brokerage in their Bethany Beach office. In 2001, Rick became the Broker of Record and later assisted in the acquisitions of Hickman Real Estate and Moore, Warfield & Glick.

He has served on SCAOR's MLS Committee for two different terms. During the first term, Rick chaired the committee during the MLS conversion to InnoVia. Rick was instrumental in designing the tax logic of the InnoVia system. He received the President's Award from Camilla Conlon in 2004 in recognition of the substantial amount of time he invested in assuring the success of our MLS conversion. Rick was asked to chair the MLS committee again in 2007 and will serve on the committee until 2009.

During 2006, Rick served as SCAOR President and was instrumental in the conversion to our new lockbox system at no cost to our membership. Rick also currently serves on our 2007 Finance Committee. At the state level, he is a current Director, and has served as Director since 2005.

Rick received his Bachelor of Science degree in Accounting from the University of Maryland. He holds an Associate Broker license in Maryland and a Broker license in Delaware. He earned his GRI, CRS, and ABR designations while working as a Sales Agent in Maryland. Rick is also a certified real estate instructor in Delaware.

Rick is a member of the Bethany-Fenwick Chamber of Commerce and was recently appointed to the Delaware Real Estate Commission by Governor Minner.

Thanks Rick for your contributions to SCAOR and the real estate industry. Rick will be competing for the "DAR REALTOR® of the Year" in September.

SCAOR would like to congratulate all of our ROTY nominees: Steve Alexander, Seacoast Realty; Judy Dean, Long & Foster, Rehoboth Beach; Kevin Jefferson, Home Team Realty; Trina Joyner, Home Team Realty; Bill Lucks, Commercial Sales Group & Coastal Resort Homes Realty, Inc.; and Judy Rhodes, Callaway, Farnell & Moore.

TRINA JOYNER RECEIVES "PRESIDENT'S AWARD"

Rick Allamong, MLS Chairperson, Past President, 2007 ROTY Winner; to his left in the back row are: Steve Alexander, 1st Vice President, 2007 ROTY Nominee; William Lucks, President-Elect, 2007 ROTY Nominee; Kevin Jefferson, 2007 ROTY Nominee

In the Front: Judy Rhodes, 2007 ROTY Nominee; Trina Joyner, Chairperson for Diversity, 2007 ROTY Nominee; Judy Dean, 2nd Vice President, 2007 ROTY NOMINEE; Last, Rob Harman, President

SCAOR President, Rob Harman, presented this year's award to Trina Joyner. She has been a REALTOR® for four years with Home Team Realty in Seaford. Last year she took a huge step - a leap of faith, and volunteered to serve on our Board of Directors. She has immersed herself in her role and accepted Chair of the Equal Opportunity/Diversity Committee. She has been committed and focused on several initiatives to promote REALTOR® image, increase public awareness, and promote quality programs. She completed the "Train the Trainer" program for "At Home with Diversity" and is maintaining a fast pace in her new levels of our REALTOR® organization. Trina and her REALTOR® husband, Rodney, have created a business and a home in Sussex County. We are grateful for her stepping up and out and accepting this challenge.

LIFETIME ACHIEVEMENT AWARD

On behalf of our membership, Rob Harman presented the "Lifetime Achievement Award" to Jack Redefer. Jack is the owner/broker of Century 21 Rehoboth Bay Realty, a business that was started in 1925 by his father. The business is multi-generational and now includes Jack and T.J. Jack is a devoted husband, father of five, and grandfather of nine.

Jack holds a GRI designation and has been a member of our Association for 22 years. In that time, he has served the membership in many leadership roles. Some of the positions include: President, President-elect, 1st and 2nd Vice President, Director, member of Professional Standard for the county and state, Strategic Planning, RCS, Bylaws, and the MLS Committee. Jack has always tried to teach others how important it is to continue what you start and get involved. He believes in serving others and says those you serve today need experienced leaders to help protect and serve our interest in the future. In addition, many of our members know Jack as one of those leaders that you can call if ever you need unbiased advice. His knowledge and experience are gifts that he is proud to share.

Jack has been an important leader with our Association for many years. Congratulations Jack on a lifetime of commitment and devotion to the industry.

ON THE SAFE SIDE

Each week we will be covering a portion of the "MLS Rules and Regulations." To be on the SAFE SIDE, please review the rules each week to eliminate errors in the system which could lead to MLS violations and fines. These rules and regulations have been submitted and reviewed by NAR and are in full compliance with National Association policy.

HEARING REQUEST

Any Participant, having reason to believe that the fine imposed on that Participant by the Service is without merit, may file an MLS Compliance Hearing Request form. The request for a hearing must:

  1. include proof of correction where applicable;
  2. include copies of any relevant documents;
  3. include payment of assessed fine;
  4. be sent to the SCAOR Executive Officer within twenty (20) days after the MLS Listing Complaint & Fine Notification.

The hearing will be held by the MLS Hearing Committee, consisting of five (5) members of the MLS Committee. If the outcome is not satisfactory to the participant, the participant may request a hearing before a panel of the Board of Directors. The decision by the Board of Directors will be final. The hearing will be held within sixty (60) days of the date of the filing.

DELAWARE'S BUYER PROPERTY PROTECTION ACT

Transactions Covered
The Buyer Property Protection Act requires the seller to give a disclosure report to buyers of a residential real property. A residential real property is a property improved by dwelling units from 1-4 families. (2571) This applies to transfers by sale, exchange, installment land sale contract, lease with an option in purchase, or ground lease of a manufactured housing lot or residential lot, improved with dwelling units for 1-4 families. (2576) The law covers existing home and new construction. However, a sale and settlement of a lot without a dwelling is not covered. But a sale of a lot with a home to be built, is covered by the law because at settlement it is not just the lot but also the dwelling that is conveyed. Commercial and industrial properties are exempt. The law also excludes 9 other types of transfers of residential property. (2577)

  1. Transfers governed by the Delaware Out-of-State Land Sales and Promotions Act.
  2. Transfers ordered by a Court.
  3. Transfer from a borrower to a lender by a deed in lieu of foreclosure.
  4. A Sheriff's sale.
  5. Transfers by a Fiduciary in the course of administrating an estate, guardianship or trust.
  6. Transfers from one co-owner to another co-owner.
  7. Transfers made to a spouse or a blood relative of the seller.
  8. Transfers made between ex-spouses as part of a property settlement from a divorce.
  9. Transfers to or from any government entity.

Affiliate of the Week

This week's "Affiliate of the Week" is Chris Carulli with Dynamic Mortgage Services Corp. His company is a full-service mortgage lender located on Highway 1 in Rehoboth Beach. They have been financing residential properties in Delaware and Maryland for over 5 years. "We take tremendous pride in our ability to make the loan process smooth and efficient for our clients and for all parties involved in a real estate transaction", says co-owner Chris Carulli. "Because of our efficiency, we are able to offer very low interest rates and very low closing costs.

We have built a solid business and developed a solid reputation by not only taking care of our clients, but also by nurturing the relationships that we have built with REALTORS® in this region. In fact, our biggest challenge is garnering new referral business from agents who do not know us. We know that REALTORS® have many choices for referring their clients for financing and that a high level of trust must be established. We are earning that trust every day and we know that our referral network will continue to grow by focusing on what we do best - meeting and exceeding the expectations of our customers. This is Sussex County, word gets around."

Chris can be reached at 302-227-4747 or by email chris@dynamicloan.biz.

MLS bills

MLS bills were sent out Friday, May 25, 2007. These invoices will be due July 1st. Please note that the amount due covers 12 months of service. Just a reminder that there will be no refunds; however, if an agent transfers to another participating firm, that money follows them. Please let us know if you have any questions!
