ANDREW RATNER

I have been a licensed real estate agent since 1995 and obtained my brokers license in 2000. I have served as the Broker of Record for the Prudential Gallo Lewes office from 2001-2007. Currently, I am the Broker of Record for the Prudential Gallo Rehoboth Beach office.

In addition to earning several Prudential sales awards, I earned my e-Pro designation in 2004 and have kept very current on the advances in technology in the real estate industry. I am one of the instructors for the MLS training class, and have served on the MLS committee for the last 5 years, serving as Chairman for one year. I also serve as acting Secretary for the Lewes-Rehoboth Rotary Club and Treasurer for the Lewes Little League. I am constantly supported by my wife Tricia, who is also a real estate agent, and my two children, Claudia and Samuel.

My qualifications for being nominated to the SCAOR Board of Directors are that I have experience serving on boards for other organizations and have a great concern for the welfare of our local Board of REALTORS®. I would be proud to serve as a Director for SCAOR.

This is only an approved proposed Slate of Officers — not the elected leadership for the upcoming year. Individual ballots will be sent via email in September. Balloting for 2008 will be using our secure on-line service.

According to our By-Laws, under Article XI, Section 4, Election of Officers and Directors, it states:

"The Board approved Slate of Officers shall be noticed to each member eligible to vote no later than August 10. Additional candidates for the offices and directorships to be filled may be placed in nomination by a petition signed by at least five percent (5%) of the SCAOR membership in good standing. The petition shall be filed with the Executive Vice President by noon on the 31st day of August, which is the last working day of the month. The Executive Vice President shall verify that signatures are authentic and that the petitioners are members in good standing of the Sussex County Association of REALTORS® and they meet SCAOR voting eligibility requirements, and will place any additional candidates on the ballot."

Please print and post in your offices, the attached proposed Slate of Officers and related by-laws allowing additional candidates for petitions filed by noon, August 31st.

STATUTORY AGENCY TRAINING

SCAOR will hold two classes on the new Statutory Agency Law, as part of Legislative Update. Both classes are now available for Brokers and Agents. These are three (3) credit hour courses for the current licensing period. Both classes will be held at Possum Point Players in Georgetown.

Additional classes will not be held until September or later. Due to the high demand for this training, please register as soon as possible. Class size is limited to 175. There are more available seats on August 16 than on August 28. If possible, please consider registering for August 16.

These rules and regulations have been submitted and reviewed by NAR and are in full compliance with National Association policy.

 

Website Compliance -
If you display listings of other Firms on your website,
be sure to read this notice.

SCAOR has implemented new agreements and requirements that pertain to any Member or Participant that displays the listings of other firms on their websites. We refer to this exchange as Internet Data Exchange (IDX). The data for this exchange is supplied by our MLS provider for use in website display.

As the Participant, you should make sure that each agent within your firm that displays the listings of other firms has entered into these new agreements. As the Participant, you are accountable for the compliance of your agents through your acceptance of their IDX agreement.

If you did not complete our prior IDX agreements and your Internet service provider is supplying you with IDX, you need to complete these new agreements prior to August 15, 2007. Subsequent to that date, you will be subject to a compliance fine.

If you have previously executed IDX agreements, we ask that you now complete these new agreements and forward them to SCAOR at your earliest convenience.

ETHICALLY SPEAKING...

Article 16
REALTORS® shall not engage in any practice or take any action inconsistent with exclusive representation or exclusive brokerage relationship agreements that other REALTORS® have with clients. (Amended 1/04)

Standard of Practice 16-3
Article 16 does not preclude REALTORS® from contacting the client of another broker for the purpose of offering to provide, or entering into a contract to provide, a different type of real estate service unrelated to the type of service currently being provided (e.g. property management as opposed to brokerage) or from offering the same type of service for property not subject to other brokers' exclusive agreements. However, information received through a Multiple Listing Service or any other offer or cooperation may not be used to target clients of other REALTORS® to whom such offers to provide services may be made. (Amended 1/04)

Standard of Practice 16-4
REALTORS® shall not solicit a listing which is currently listed exclusively with another broker. However, if the listing broker, when asked by the REALTOR®, refuses to disclose the expiration date and nature of such listing; i.e., an exclusive right to sell, an exclusive agency, open listing, or other form of contractual agreement between the listing broker and the client, the REALTOR® may contact the owner to secure such information and may discuss the terms upon which the REALTOR® might take a future listing or, alternatively, may take a listing to become effective upon expiration of any existing exclusive listing. (Amended 1/94)

Watchdog Sussex County and University of Delaware Seek Public Input on Sustainable Growth

A series of three public workshops start Monday, August 6 to gather public input on ideas for sustainable growth in Sussex County (PDF). The workshops, to be held in the Cannon Lab on the the University of Delaware's Hugh R. Sharp Campus on Pilottown Road in Lewes, are designed to help create a series of "sustainable growth" development designs that Sussex County can consider as it works on the update of its Comprehensive Land Use Plan. The County and the University of Delaware are working together, with assistance from the US EPA and NOAA, to develop development models that protect water quality and habitat and foster a sense of community in new development.

The Workshop series kick-offs this Monday, August 6, at 6:30 p.m. There will be a working session on Tuesday, August 7, 1 - 5 p.m., followed by a chance for "public interaction with working designs" at 5:30 p.m. And on Wednesday, August 8, starting at 6:30 p.m., there will be a presentation of the preliminary design concepts developed during the meeting series.
