STEVE ALEXANDER

Steve has been a licensed REALTOR® since 1998 and has worked with Sea Colony Realty, Freeman Realty, and Seacoast Realty in that time period. Steve earned his Broker's license in 2007 in Delaware, is in the process of getting licensed in Maryland, and has completed course work for the CRS designation. Steve works out of the Edgewater House Lobby at Sea Colony on the oceanfront.

Aside from serving as the 1st Vice President and being a part of the SCAOR leadership team, Steve is presently serving on the Government Affairs (3 years), REALTOR® Community Service (3 years), and the Rental Affairs (1 year) Committees. "Committee service has and continues to provide rewarding experiences and an opportunity to get to know more of my fellow REALTORS® whose paths I might not normally cross in the daily course of my business." Additionally, Steve was nominated as a REALTOR® of the Year candidate in 2007.

DUCKS TAMED THE JUNGLE

Over 150 REALTORS®, affiliates, friends, and family came to Jungle Jim's in Rehoboth last Friday to cheer on their favorite rubber ducky in support of RPAC. A big thank you to all our affiliate volunteers, who helped the evening run smoothly, kept the popcorn popping, and the ducks floating! Two offices obtained the coveted 100% participation level, Cooper Realty and Exit Realty. Exit Realty broker Robert Gress accepted the award for the office with most registrants in attendance: 100% of those registered turned out.

While being serenaded by a steel drum band, ducks raced the not-so-lazy river to see who would come out as the top duck. Office ducks then competed in a separate competition, which was swept by the Lingo offices for first, second, and third place. Over $5,300 was raised for RPAC/DELPAC in this first family event. Special thanks to the Lingo family for allowing SCAOR private use of the Jungle Jim's site.

The New Statewide Agreement of Sale for Delaware Residential Property

Attached is the long awaited, Statewide Sales Agreement for Delaware. This represents numerous hours of intense scrutiny and legal review by some of the most respected minds in the real estate industry from all 3 counties in our State.

The new sales agreement incorporates the new Agency Law in to the boiler plate to coincide with the recently released Consumer Information handout from the Delaware Real Estate Commission.

ON THE SAFE SIDE

To be on the SAFE SIDE, please review the MLS Rules and Regulations to eliminate errors in the system that could lead to MLS violations and fines. To print out a copy of the rules, simply click on "standard forms" in InnoVia. Click on "2005 MLS fine system-rev07-04.pdf" for a complete list of MLS violations and fines associated with them. For the latest version of the MLS Rules and Regulations, click on "2007 MLS Rules.pdf." These rules and regulations have been submitted and reviewed by NAR and are in full compliance with National Association policy.

MLS ORIENTATION

Any applicant for MLS Participation and any licensee affiliated with an MLS Participant who has access to and use of MLS generated information shall complete an orientation program of no more than three (3) classroom hours devoted to the MLS rules and regulations and computer training related to MLS information entry and retrieval and the operation of the MLS within sixty (60) days after access has been provided. Failure to attend orientation will result in denied access to the MLS until such training has been completed.

 

SAFETY TIPS FOR ON THE JOB

  • Be careful with wording - even when "vacant," make homes seem occupied.

  • Be in the driver's seat - use your own car when showing a property so you stay in control.

  • Limit personal information - information can be used to target victims.

  • Keep an eye on the exit - always position yourself between the customer and the exit.

  • Don't get stranded - keep plenty of gas and safety tools in your car.

 

ETHICALLY SPEAKING...

Article 16
REALTORS® shall not engage in any practice or take any action inconsistent with exclusive representation or exclusive brokerage relationship agreements that other REALTORS® have with clients. (Amended 1/04)

Standard of Practice 16-13
All dealings concerning property exclusively listed, or with buyer/tenants who are subject to an exclusive agreement shall be carried on with the client's representative or broker, and not with the client, except with the consent of the client's representative or broker or except where such dealings are initiated by the client. Before providing substantive services (such as writing a purchase offer or presenting a CMA) to prospects, REALTORS® shall ask prospects whether they are a party to any exclusive representation agreement. REALTORS® shall not knowingly provide substantive services concerning a prospective transaction to prospects who are parties to exclusive representation agreements, except with the consent of the prospects' exclusive representatives or at the direction of prospects. (Adopted 1/93, Amended 1/04)

Standard of Practice 16-14
REALTORS® are free to enter into contractual relationships or to negotiate with sellers/landlords, buyers/tenants or others who are not subject to an exclusive agreement but shall not knowingly obligate them to pay more than one commission except with their informed consent. (Amended 1/98)

 

Watchdog Sussex County to Present Draft Comprehensive Plan Update
Sussex County has announced plans (PDF) for a pair of public meetings to present a draft update of the County's 2002 Comprehensive Land Use Plan. The meetings, set for September 25, at the Rehoboth Beach Convention Center, and September 26, at the Laurel Fire Company, follow a series of public hearings on the update in January and February.
