Excerpts from a recent conversation:
Ruth said, "Bill, you know it's tradition for the SCAOR President to Participate in the Ocean Jump." Bill responded, "I am not jumping in the ocean. Forget it. But, I will enjoy the delicious hors d'oeuvres, a fabulous view of the ocean, and chatting with my colleagues."
Ruth replied, "Now, Bill we can do better than that. After all, it is in Rehoboth on our turf." so... Bill will make the Ocean Jump if 75 of our members will support the cause by signing up and cheering him into the freezing water. Game on!!! |

The "Rookie Corner" has changed its name to "Ask Ronnie REALTOR®". It takes a lot of lessons learned just from the time you earn your real estate license to the time you can celebrate your first handful of sales. To achieve success, we continue to be students throughout our careers -- of our industry, the economy, regulations and changing homebuyer trends. So we changed "Rookie Corner" to a more appropriate name to address our entire audience. First, thank you to ALL of our readers -- rookies and the 10-year plus and everyone in between! Follow correct procedure with any and all contracts written with a contingency. Not doing so may limit your ability to negotiate a second contract with homebuyers ready to sign without a contingency, and may also place you in danger of an Ethics or legal violation.

If your office has spare SentriLock lockboxes, and you have more than 5 not in use, please email or call TracyLee at the Association. We have a severe shortage of lockboxes due to the high number of active listings, and need every available lockbox to be in use. Also, if you have broken lockboxes, they also need to be turned in to the SCAOR office, so they may be sent for repair.

LOCAL NEWS AND VIEWS: MEMBERS ONLY!!!
2008 is off to a fast pace with several new initiatives and the return of tried and true events. Members are reminded they are always welcome and encouraged to become involved and participate in events. The following is an "at a glance" summary of what's happening and in the planning process.
Diversity, more than a word.
In 2007 SCAOR launched a Diversity Committee that focused on increasing awareness and value to REALTORS®. The mission continues. Chairperson Sandy Duncan has announced a full program of work for 2008. The Committee will promote education and awareness in April during Fair Housing Month and again in June during Home Ownership Month. The Housing Summit, a successful venture with SCAOR Affiliate members and other housing not for profits will focus on "Home From Work". You will be invited to these events.
The Government Affairs Committee is pleased to announce the hatching of a subgroup for REALTOR® Political FunDraising. John Bohne and Judy Dean will be lead ducks for the Duck Race and other FunDraising initiatives this year. You are invited to join the flock and help raise awareness as well as money to support REALTOR® initiatives.

REALTORS® TAKE NOTE: BEWARE WHEN PLACING ONLINE ADS

Beware:
Online ads attract business and attention; however, REALTORS® must comply with Delaware Real Estate law and the NAR Code of Ethics in all advertising. It has come to our attention that a number of brokers and agents are using "Craigs List" for the placement of real estate ads. We have noticed that some members are not following DREC law regarding advertising of listings.
Please follow the proper procedures so you will avoid any problems.

Additional Comments on Advertising:
- Any licensee who advertises in newspapers, the Internet, or any other media, real property personally owned or real property in which the licensee has any ownership interest must include in the advertisment that he or she is the owner of said property, and that he or she is a real estate licensee.
- Any licensee who advertises on signs, newspapers, the Internet, or any other media, any real property for sale, lease, exchange, or transfer that is listed with a broker must include in legible print in the advertisement the complete business name that has been registered with the Commission, and office phone number registered by the broker of record with the Commission for that office location.
- Nothing contained herein shall preclude the listing of additional phone numbers. All such advertising shall also contain language or abbreviations that clearly identify each phone number listed, examples include, but are not limited to: "Office", "Home", "Res.", "Car", "Cell".
The REALTOR® Code of Ethics Article 12:
The duties imposed by the Code of Ethics encompass all real estate related activities and transactions whether conducted in person, electronically, or through any other means. Members are encouraged to revisit Article 12 with particular attention to 12-8, 12-9, 12-10, and 12-11 and Article 15 with particular attention to 15-2.

Welcome once again to Rental Matters, an informative article concerning rental issues. On February 13, 2008 the Rental Affairs Committee held its second meeting of the New Year.
Mr. Bruce Marine, Account Executive for The Insurance Market, was our guest speaker to update the committee on the New Worker's Compensation Insurance Law. Did you know that effective January 17, 2007, Governor Ruth Ann Minner signed Senate Bill 1 into law pertaining to contractors carrying liability and workers' compensation? The important component of the reform is the requirement that all independent contractors (even those who do not have employees) are covered under an insurance plan. All contractors, subcontractors and independent contractors are required to obtain workers' compensation insurance coverage immediately, if they have not already done so. As many as 4 individuals who are members of a limited liability company may be exempted from this chapter. Sole proprietors and partners are not included within this chapter, but such sole proprietor or partner may elect coverage. Bruce encouraged all Real Estate offices paying their cleaning crews to make them aware of the new law and insist they have insurance. He also recommended that contractors buy a bond at the cost of approximately $112 per year. Cleaning contractors being paid by owners are exempt from the new law. In conclusion, if a contractor receives a 1099 they must have workers' compensation. The Department of Labor has issued a press release to alert those affected by this specific provision of the law. Wednesday, February 27, the Rookie Committee held their first Educational Session at the SCAOR office in Georgetown. The session was on the process of converting a mobile home to a Class "C" Home. It was well attended, with 20 REALTORS® present. The Committee would like to thank everyone for coming out and participating.
The next Educational Session, which will be held on Wednesday, March 26 at 1 pm, will spotlight two REALTORS® - Bill Ferreri, Broker for Realty Executives Bay-Coast, and Teresa Cason with Keller Williams Realty. The topic will be "I WAS A ROOKIE ONCE!" The Rookie Committee hopes to see new and experienced REALTORS® at the session. Space is limited!
