MLS UPDATE ON SENTRILOCK BOX SYSTEM
Reciprocal Agreement Between SCAOR and Coastal is Official !

SentriLock Boxbreaking ground SCAOR MLS Participants and Coastal members are now able to carry ONE card for the SentriLock Box system. The Coastal Association of REALTORS® launched their SentriLock Box and Smart Card program this week. We are still ironing out the details, but the good news is our members will only need to carry one card to access lock boxes. We hope to continue to work together to provide members with neighborly programs.

  • If you are not a member of the Coastal Association of REALTORS® MLS, you will be required to pay a $50 yearly reciprocal access fee.
  • If you are a primary member of SCAOR and have supra lockboxes through the Coastal Association, you may exchange your supra boxes for SentriLock boxes free of charge from the Coastal Association.
  • SCAOR members with SCAOR SentriLock Smart Cards are not required to attend the Coastal training, but each Association requires agents to sign a reciprocal agreement.

 
 
MLS UPDATE
The MLS Committee and the SCAOR Staff are quite busy administering the MLS to meet the needs of our members and to be in compliance with NAR guidelines. We have seen increasing member complaints on the police icon and in other formats regarding some advertising of our members. Therefore, it is a good time to remind you, yet again, about the trio that sets the "rules" for promotion: 1) the State of Delaware, i.e. DREC, 2) NAR through the Code of Ethics and MLS rules and regulations, and 3) SCAOR MLS.

  • The Real Estate License Act and Administrative Code state: "Any licensee who advertises, by signs, or in newspapers, the Internet, or any other media, any real property for sale, lease, exchange, or transfer that is listed with a broker must include in legible print in the advertisement the complete business name that has been registered with the Commission, and office phone number registered by the broker of record with the Commission for that office location."
  • NAR Code of Ethics , Article 12, Standard of Practice 12-5: REALTORS® shall not advertise nor permit any person employed by or affiliated with them to advertise listed property in any medium (e.g., electronically, print, radio, television, etc.) without disclosing the name of the REALTOR®'s firm in a reasonable and readily apparent manner.
  • SCAOR MLS Section 2.7: Advertising of Listing with the Service: a listing shall not be advertised by any Participant other than the listing broker without the prior consent of the listing broker except as provided in section 16 relating to advertising of active listing information on the Internet.
  • Section 16.3.2- All listings displayed pursuant to IDX must clearly identify the name of the brokerage firm under which they operate in a readily visible color and typeface.

Two other quick reminders for SCAOR MLS Participants and Subscribers:

Selling Procedures: Section 2: Showings and Negotiations: Appointments for showing and negotiations with the seller for the purchase of listed property filed with the MLS shall be conducted through the listing broker, except under the following circumstances:

  1. the listing broker gives the cooperating broker specific authority to show and/or negotiate directly, or
  2. after reasonable effort, the cooperating broker can not contact the listing broker or his representative; however, the listing broker, at his option, may preclude such direct negotiations by cooperating brokers.
SUMMARY: Call before showing!

Listing Procedures: Section 1.3: Exempted listings: If the Seller refuses to permit the listing to be disseminated by the Service, the REALTOR® may then take the listing ("Office Exclusive") and such listing shall be filed with the Service but not disseminated to the Participants. Filing of the listing should be accompanied by separate certification signed by the seller that he does not desire the listing to be disseminated by the Service, A copy is to be sent to the Association office. There are no other exemptions to filing a listing with the service, rather it be residential, commercial, farms, etc.

SUMMARY: Send the appropriate waiver to the SCAOR office.

And, please, when in doubt check with your Broker or call the office.

 

BREAKING GROUND... and Cutting Lines!

breaking groundbreaking ground Yes, the building process has actually begun with the first of many contracts being awarded for our Construction Project. A.P. Croll and Son will provide the sitework and Medli Framing Contractors will provide the Concrete and Masonry Work to get us started. Unfortunately, someone "missed the mark" and cut our internet service on Wednesday, June 11, 2008 and we were well aware the digging had begun. Naturally, we anticipate a few more glitches in the process and we appreciate your patience as progress is made.

We'll take pictures and keep you informed of our progress.

 
 
 

PROPERTY, RADON, AND LEAD PAINT DISCLOSURES

Remember to scan these into InnoVia when inputting your listings. By doing so, you are marketing your seller's property more effectively. We hear that potential buyers are viewing these as they sit with their agent reviewing listings to determine properties to tour.

  • A missing disclosure may alert the potential buyer that possible problems exist with the property.
  • You and the co-broke agent save time and money when you make these documents available on your listings.

We thank our members that make this a mandatory part of the listing input process.

 
 

Delaware State Housing Authoritybreaking ground Delaware State Housing Authority (DSHA) is pleased to announce the Single Family Mortgage Revenue Bond (SFMRB) issue. Providing $69,000,000 in below-market rate mortgage loans, the program interest rates are as follows:

30 year low rate: 6.25%
30 year assisted* rate: 6.75% (with 3% grant)

*Assisted grant is equal to 3% of loan amount to assist with settlement costs and down payment.

COMMERCIAL LEASES

ommercial leasesbreaking ground Our MLS now houses commercial leases in a separate category. Previously these listings were included with commercial sale listings. If you have not already done so, please review all of your commercial listings and move leases to the new commercial lease category.

To do this, it will be necessary for you to terminate the lease transaction if it exists in the commercial sale category and re-list the lease in the new commercial lease category. To re-enter the listing under commercial lease, simply click on, "Maintenance", then "Listing Maintenance", then click "Add New". Then you can select "Commercial Lease" and input your listing under the correct category.

It is required that Participants input all commercial lease listings unless a MLS Waiver has been filed with the board office.
