This is only an approved proposed slate of Officers – not the elected leadership for the upcoming year. Individual ballots will be sent via email in September. Balloting for 2009 will be using our secure on-line service.
According to our By-Laws, under Article XI, Section 4, Election of Officers and Directors, it states:
"The Board approved slate of officers shall be noticed to each member eligible to vote no later than August 10th. Additional candidates for the offices and directorships to be filled may be placed in nomination by a petition signed by at least five percent (5%) of the SCAOR membership in good standing. The petition shall be filed with the Executive Vice President by noon on the last working day of the month of August (August 29th). The Executive Vice President shall verify that signatures are authentic and that the petitioners are members in good standing of the Sussex County Association of REALTORS® and they meet SCAOR voting eligibility requirements, and will place any additional candidates on the ballot."

In addition, brokers are strongly encouraged to post the weekly "Sussex REALTORS® Sold YTD" information on their reader boards. This was started during the Memorial holiday weekend, and due to strong response, will continue through the summer. Help us help you by pointing out these new ads to prospective buyers, and let us know when you get a prospective buyer due to these ads.
BUILDING A STRONG FOUNDATION FOR EDUCATION

Construction on SCAOR's new multi purpose Education facility adjacent to our current office is moving along briskly. The foundation should be in within the next week or so. Please bear with staff as we temporarily shift offices, move files, and more as construction continues.

ETHICS - MANDATORY BY DECEMBER 31, 2008
FOR ALL LICENSEES
REALTORS® Required to Complete Ethics Training
for Second Cycle - Deadline December 31, 2008
Between January 1, 2005 and December 31, 2008, every REALTOR®
is required to complete 2 1/2 hours of Code of Ethics training. REALTORS® who have completed this training as a requirement of membership in another association are not required to complete additional ethics training
until the next four year cycle.
REPORT FROM JULY 10 DREC MEETING

- The Commission approved Delaware Professional Regulations Director, James Collins' request to administratively approve the license for salespersons who have met all the criteria for licensing. This means that a licensee will not have to wait for the DREC meeting for approval if their application is complete and acceptable.
- SAVE THE DATE: The annual DREC Continuing Education class is scheduled for September 11 at the Polytech Campus near Woodside, Delaware. The three credit hour course will include 3 - 4 mini sessions. The details are being completed and SCAOR will assist in notifying members.
- A new Seller's Disclosure Form is complete and was accepted by the Commission. The form is not yet available and may require a public comment session. Rick Allamong and Andy Taylor worked diligently on this project on behalf of DREC and DAR, respectively. We will post the final form as soon as it is released.
- AUDITS have begun. You may have been one of the 700 Delaware licensees that received notice of an audit. You will need to provide the proof of your continuing education to DREC. If you took your classes through SCAOR, we may be your "fail safe". Call the office to obtain a duplicate form.

How do you think the Professional Standards Panel ruled in last week's Case Study? Below is the Hearing Panel's decision.
Case #15-2:
Intentional Misrepresentation of a Competitor's Business Practices
The Hearing Panel, in its deliberations, noted that cooperation and compensation are not synonymous and though formal, blanket offers of cooperation and compensation can be communicated through Multiple Listing Services, even where they are not, cooperation remains the norm expected of REALTORS® . However, to characterize REALTOR® Z's refusal to pay requested compensation as a "refusal to cooperate" and to make the assumption and subsequent statement that REALTOR® Z "did not cooperate with buyer agents" was false, misleading, and not based on factual information. Consequently, REALTOR® X was found in violation of Article 15.
