Token distribution will take place at the SCAOR office. You will need to bring photo ID with you in order to collect your token. After you receive your token, you will be given a short 15 minute training session on how to use it.

If you are unable to attend January 29th or January 30th, there will be a "makeup" day on February 28th where you will have one last chance to retrieve your token. By March 2nd, if you do not have your SafeMLS token, you will not be able to log onto the MLS.

SCAOR OFFICE BEGINS THE MOVE

Moving The SCAOR office will begin moving to the newly constructed Education building within the next two weeks.

2009 CLASS SCHEDULE

2009 Classes Non-resident licensees in Maryland will need to complete 15 continuing education credits by April 30, 2009. Agents are required to take Real Estate Concepts (agent/salesperson core) and Legislative Update, plus another 9 credit hours. Brokers are required to take the 6 CE Broker Core plus another 9 credit hours.

Go to www.thescaorstore.com to register for the classes you need, and beat the rush. Delaware REALTORS® may begin taking classes now towards their April, 2010 renewal requirements.

 
 

PRE-LICENSING COURSE - COMING IN 2009

Pre-Licensing Course Do you know someone interested in becoming a REALTOR®? SCAOR is considering offering the pre-licensing course. Approximate dates would be late August through mid November. BE ON THE LOOKOUT... SENTRILOCK CHANGE IS ON THE WAY

SentriLock is working on an improvement with lockbox ownership. Lockboxes will be owned by an office keycard, not individual broker keycards. This will alleviate issues when an office has a change in broker. More news as it becomes available! If you have questions, call Gail at 855-2300 ext 200, or email her at gail@scaor.com.

 
 

MULTI-FAMILY vs. DUPLEX CLARIFICATION

Multi-Family is a designated Property Type in the MLS.

A property should be listed as a Multi-Family residence if the property sits on a single parcel of land, does not have separate unit numbers as part of a condominium ownership, and can only be sold together to a single entity. The property contains more than one residence and can be occupied by multiple families.

Duplex is a style of home that is found under "Coded Features" in the MLS.
A duplex can be a Single-Family, Condo/Townhouse, or Multi-Family property type. Following are descriptions for these 3 types of duplex:

  • A property listed as single family, whereas a dwelling is separated into two separate units, which each sit on their own parcel and can be sold individually.
  • A property listed as condo/townhouse, whereas a dwelling is separated into two separate units, which sit on the same parcel of land but have separate unit numbers, and can be sold individually. Can also be referred to as a twinhome in this case.
  • A property listed as Multi-Family, whereas a dwelling is separated into two separate units, which sit on the same parcel of land and can only be sold together to a single entity.

How do you think the Professional Standards Panel ruled in last week's Case Study? Below is the Hearing Panel's decision.

Case #5-1: Contemplated Interest in Property Appraised

It was concluded by the Hearing Panel that whether or not management of the building was discussed between Buyer B and REALTOR® C prior to its purchase by Buyer B, REALTOR® C had a logically contemplated interest in it as a property manager in view of the fact that he had served as property manager for all other properties owned by Buyer B. In view of this contemplated interest, he was bound by the terms of Article 5 to disclose this interest to his appraisal client, Seller A. He had failed to do this, and so was found in violation of Article 5 of the Code of Ethics.
