This plea is directed to the Hard Working Dues Paying Members of SCAOR.
If you agree with this message, go to the CHEER Center on Thursday, January 10, 2008 at 9:00AM and VOTE NO on the new building proposal.
- The December 14, 2007 AND December 28, 2007 issues of 'At a Glance' published 'slanted' segments promoting the $850,000 new building.
- There is a ground swell of SCAOR members who are opposed to the New Building in a slumping Real Estate Market.
- The thought of spending $850,000 on a new building at this time should be tabled until the market turns around.
- Some members understand and appreciate the purpose, desire and need for this new facility, and some agree that it should be considered. Some also understand that the money has been put aside for this purpose; however, that money could earn great returns and in my humble opinion be better spent until the Real Estate market improves.
- Many members ask that SCAOR be flexible with the market conditions.
- SCAOR could rent the Cheer Center for many years to come with $850,000.
- The number of REALTORS® 'most likely' will drop in the next 2 years - 'possibly' back to the 1998 level of 800..??
- On the West Coast and other areas throughout the country - beginning in 1990, after a astronomical 3-year surge in Real Estate Values, the Market went into a 4-year slump which took 3 more years to recover, many area prices fell 30 - 40% and the number of REALTORS® declined by equal amounts...!!
- SCAOR should reconsider this astronomical expenditure at this time...??
- SCAOR is ONLY spending $30,000 per year on marketing and advertising while every newspaper, magazine article and TV broadcast about Real Estate is NEGATIVE. The week before Christmas, the News Journal had NEGATIVE Front Page Articles about Delaware Real Estate on Sunday, Monday, Tuesday and Thursday.
- We act as Independent Contractors and Real Estate is a Business - Every Business Plan includes healthy portions of Gross Income for Marketing and Advertising - typically 15% - 20%. We are spending
only $30,000/year...??
- The Media is destroying our market - often suggesting that the Slump will continue for 18 - 24 months and that Buyers should wait. We should COUNTER ATTACK with POSITIVE Marketing and Advertising....!!!
- Some or all of the $850,000 would be MUCH BETTER SPENT on Statewide and Mid-Atlantic POSITIVE Blitz Marketing about: Low interest Rates, Great Inventory, Delaware Lifestyle, BUYER's Market, Delaware Sales and Property Taxes, etc. to encourage Mid-Atlantic residents to move to Delaware.
- SCAOR could hire an Advertising Agency or Marketing Consultant to create a Blitz Campaign.
- A Professional, Aggressive and Positive Marketing Campaign WILL benefit all members of SCAOR.
- What type of message will a shiny new $850,000 SCAOR building give the public - "REALTORS® must be making a lot of money during this falling market" This image will only fuel the NEGATIVE Media....!!
- VOTE NO to defer this outlandish expenditure at this time…!!
