THANK YOU FROM 2008 PRESIDENT, BILL LUCKS

Year End

As we begin 2009, I think it is important to take a moment and recognize the important accomplishments of your Sussex County Association of REALTORS®.

We are about to occupy our new building, offering state of the art educational facilities, which will allow your Board to provide new and timely educational opportunities. The Foundation arm of the Association is also nearing completion, which will bring new offerings to our members and provide a wide range of charitable opportunities to our members and the community as a whole, and yet giving us the proper vehicle to continue our work with the needy children of Sussex County.

Our staff and support members have excelled at their education on new methods and new approaches to our business of real estate, which in these trying times will help support you, our members, as we learn new ways to do real estate and provide the always professional approach we are known for.

I want to thank you for the opportunity to have been your President this past year. It is an experience I will always cherish.

- Bill

MULTI-FAMILY vs. DUPLEX CLARIFICATION
Condo

Multi-Family is a designated Property Type in the MLS.

A property should be listed as a Multi-Family residence if the property sits on a single parcel of land, does not have separate unit numbers as part of a condominium ownership, and can only be sold together to a single entity. The property contains more than one residence and can be occupied by multiple families.

Duplex is a style of home that is found under "Coded Features" in the MLS.
A duplex can be a Single-Family, Condo/Townhouse, or Multi-Family property type. Following are descriptions for these 3 types of duplex:

  • A property listed as single family, whereas a dwelling is separated into two separate units, which each sit on their own parcel and can be sold individually.
  • A property listed as condo/townhouse, whereas a dwelling is separated into two separate units, which sit on the same parcel of land but have separate unit numbers, and can be sold individually. Can also be referred to as a twinhome in this case.
  • A property listed as Multi-Family, whereas a dwelling is separated into two separate units, which sit on the same parcel of land and can only be sold together to a single entity.

ETHICALLY SPEAKING... Our Duties to Clients and Customers

How do you think the Professional Standards Panel ruled in last week's Case Study? Below is the Hearing Panel's decision.

Code of Ethics Case Study #6-5:
Advertising Real Estate-Related Products and Services

The hearing panel agreed with REALTOR® X's rationale, concluding that the mere presence of real estate-related advertisements on REALTOR® X's website did not constitute a "recommendation" or "endorsement" of those products or services, and that the "click through" fee that REALTOR® X earned when visitors to his website linked to certain advertisers' sites was not the type of financial benefit or fee that must be disclosed under Article 6 of the Code of Ethics.
