  • Diversity marketing strategies
  • Fair housing "must knows"
  • Ways to achieve diversity and invest in your business
  • Skills to build diversity awareness and communication
  • Business etiquette for specific cultures

Homeownership rates among immigrants are rising at rates such that minorities will account for an estimated two-thirds of new household growth in the United States in the next ten years. Specifically, this training enhances the ability of those involved in the real estate transaction to develop clients and customers in the growing immigrant and minority population. A major component of the course is building skills that enable you to effectively reach all population groups.

Omnibus Appropriations Bill

On Wednesday, March 11, President Barack Obama signed H.R. 1105, the Omnibus Appropriations Bill, into law. In doing so, he ended our nearly eight-year battle to preserve the separation between banking and commerce.

Specifically, this new law permanently bans large national banking conglomerates from entering the real estate business by preventing the Treasury and Federal Reserve, by rule, order, or any other way, from opening the door to such activities. Below is a link to more information and a Frequently Asked Questions page.

www.realtor.org/banks_and_commerce.nsf

On behalf of NAR, we thank all of you for your support and leadership on this issue during the past many years. This is a great victory for the real estate industry and consumers. Congratulations!

- SafeMLS Token FAQ -
Is your token displaying "ErASEd" ?
-If so, then you have a defective token. Simply report your token lost/broken by clicking on the link on the Innovia login screen. You will be emailed an emergency password that will be good for 7 days. Sometime within those 7 days, come to the board office and we will give you a new token free of charge.
Are you receiving a message, "Incorrect password" when you try to log onto the MLS?
-If so, then you need to verify that you are using the correct PIN. 99% of the callers who have received this message were using the wrong PIN. You can click on "I forgot my PIN" or "I want to change my PIN" on the Innovia login screen to remedy this. Your PIN is permanent unless you change it. Your SafeMLS Password changes every time you push the button to log on.
If I forgot my token at home and need to log onto the MLS, can I report
my token lost to get the temporary password?
-No, you cannot. Once you report your token lost or broken, you will not be able to re-enroll it under your login ID; you will have to pay for a new token. That is why it's important that you keep your token with you at all times.
What happens after I try to log on 5 times unsuccessfully?
-After 5 unsuccessful log in attempts, you will be locked out of the system for two and a half minutes. Wait and try again after this time has elapsed. After you successfully log in, the attack lock will automatically be reset.

  1. Does the Seller Opt Out Form and requirement apply to all listings? The Seller Opt Out Form and rules only apply if the listing is in the MLS Compilation. So, if you have an exempted listing as defined in the rules and it is not in the MLS, the requirement does not apply. For example, ABC Broker lists a property for Seller DEF and the seller does not want the listing in the MLS. The seller signs the "waiver" for exempted listings, faxes the waiver to SCAOR office, and does not need to complete the Seller Opt Out Form. ABC Broker may market as he/she usually markets a property not listed in the MLS.
  2. The Board has a couple of Seller Opt Out Forms that were distributed, which must I use? Neither. We provide these forms as an example that meet NAR and the Department of Justice agreement. You may use either or create one very similar. It is essential to provide the option to the seller, maintain a record for one year of their option, and be prepared to provide the copy should you receive an inquiry.
  3. This seems like "Mumbo jumbo" to me? Where can I learn more? NAR has published a list of FAQs on the VOW Policy and the Model VOW Rules. To learn more click here.

ETHICALLY SPEAKING... Our Duties to the Public

Case #12-9: Unethical Advertising

REALTOR® A inserted an ad in the local newspaper soliciting $5,000 investments in a "sure thing". The ad explained that he was seeking only ten investors at $5,000 each; that each investor would receive $6,000 for his investment in 30 days; or if he chose to invest for a longer period, could receive $8,000 in 90 days. The ad stated that REALTOR® A personally guaranteed this investment experience to the first ten investors who responded to the ad.

The President of REALTOR® A's Board saw the ad and was concerned. He requested the Board's Grievance Committee to review the matter and determine if a hearing was warranted. The Grievance Committee asked REALTOR® A to demonstrate that he had put liquid assets in escrow to back up his published guarantee. REALTOR® A was at first evasive, and then explained that there was no possibility of any one losing any money as a result of his ad because he had simply been using ingenuity to develop a list of prospects interested in small real estate investments.

The Grievance Committee referred the matter to the Professional Standards Committee of the Board for a hearing, charging a violation of Article 12 of the Code of Ethics. In the subsequent hearing, REALTOR® A explained that he had told those who inquired that the opportunity was no longer available, but that he would take their names and addresses for future investment opportunities that might arise. He explained that in this case any guarantee he would make in a tangible transaction would, of course, be fully protected by liquid assets put in escrow.

Based on your understanding of the Code of Ethics Article 12, how do you think the Professional Standards Panel ruled?
