The Association's Nominating Committee is now accepting nominations for the 2010 Leadership team. As a potential Board of Director member, your responsibility to SCAOR would be to help move the Association in a positive forward direction and have a genuine concern for the members. With the rapid changes that are occurring in the real estate industry, as well as with DAR and the National Association of REALTORS®, a leadership position is a very important job. As a volunteer, we try to keep the meetings to a minimum. Your attendance is requested at all Board of Director meetings, Broker meetings, and any social events put on by the Association. You may also be asked to help lobby at legislative hall in Dover if an important bill needs support.

If you are interested in applying for any of the positions listed below, please complete the attached form and return it to SCAOR. It is important that you supply the Committee with as much information about yourself as possible. The Nominating committee will review, in detail, all applications received, and its recommendation to the Board of Directors for a Slate of Officers will be based on the information you provide.

SCAOR DOES MORE!!

Helping to Meet the Needs of Our Community.

Statewide there are over 10,500 families in need of food.

The Sussex County Association of REALTORS® want to help the citizens in need here in Sussex County to meet the minimum needs of a healthy meal for their families.

We are aware that a number of Brokerages are holding their own office campaigns to collect food goods and we applaud their efforts. However, we would like to have EVERY member participate in this "Neighbors Helping Neighbors" project.

To assist in this effort, SCAOR Board of Directors, the Education Committee and SCAOR Community Service Foundation have developed a plan to help us meet our goal to help as many families as we can here in Sussex County.

  One Can or One Dollar  

What this means is that when you attend any Board function; C.E. classes, Committee meetings, or stopping by the Board Office for any reason we ask that you bring a can of food or donate $1- All of which will go to our Local Food Banks.

In addition, for the benefit of our Food Banks, there will be a "Fee" of $5 for any cell phone ringing during any of the functions being attended.

One Can or One Dollar is a small contribution to make for those less fortunate and in dire need.

All monies and or food will be distributed here in Sussex County. Some of the organizations who benefit from this effort are:

Cape Henlopen Food Basket

  • For the Donation of Blood, when called, the cost is $5.00 per year and it covers you, your spouse and family if you are ever in need, when you need blood in our coverage area.
  • If you cannot donate, the cost is $30 every 18-24 months and coverage remains the same. ( A friend or associate can donate for you to avoid the $30 fee)
  • Under the SCAOR GROUP PLAN, you will be covered for ALL blood needs and costs in or out of the coverage area with no maximum . Non SCAOR members receive a maximum of $400 coverage.

Flood insurance just got more affordable for property owners in Bethany Beach. The Federal Emergency Management Agency (FEMA) approved a 10 percent rate reduction on the cost of flood insurance for all properties in the town.

SCIF usually refers to Sensitive Compartmented Information Facility (SCIF), a high-value property due to the fact that a SCIF is required for government contractors to accomplish most of their work. Some companies renovate a portion of their building to be a SCIF, where their Department of Defense, Homeland Security, NSA and other secure government work must be accomplished. The larger government contractors usually require their entire office building to meet SCIF requirements.

A new Delaware program, Secure Contractor Incentive Financing (SCIF) offers 0% financing to fit out secure space, to reduce costs to facility owners/developers and attract more government contractors to our wonderful state. Details >>

ETHICALLY SPEAKING... Our Duties to REALTORS®

Case #16-18: Assumed Consent for Direct Contact

REALTOR® A, who held an exclusive listing of Client B's property, invited REALTOR® C to cooperate with him. When REALTOR® C, shortly thereafter, received an offer to purchase the property and took it to REALTOR® A, the latter took REALTOR® C with him to present the offer to Client B, and negotiations for the sale were started. The next day, REALTOR® C called on Client B alone, recommended that he accept the offer which was at less than the listed price, and Client B agreed. The contract was signed and the sale was made.

These facts were detailed in a complaint by REALTOR® A to the Board of REALTORS® charging REALTOR® C with unethical conduct in violation of Article 16, having made his second contact with the client without his, REALTOR® A's, consent.

At the subsequent hearing, REALTOR® C defended his actions on the basis that since he had been invited to cooperate with REALTOR® A, and particularly since REALTOR® A had invited him to be present when his offer was presented to the seller, REALTOR® C had assumed that he had REALTOR® A's consent for subsequent direct contacts with Client B. He stated further that he had a good reason for going alone because in his first visit to the client, REALTOR® A had undertaken to present his, REALTOR® C's, offer without fully understanding it and had made an inept presentation. Questioning by members of the Hearing Panel revealed that there had been some important considerations that REALTOR® A had not understood or explained to the client.

McGinnis Inducted into National RPAC Hall of Fame

Congratulations to Phil McGinnis The Delaware Association of REALTORS® is proud to announce that Philip McGinnis with McGinnis Realty in Dover has become a member of the National Association of REALTORS® RPAC Hall of Fame. Phil was officially inducted in the Hall of Fame at a ceremony conducted during the 2009 NAR Midyear Meeting in Washington, D.C. last week.

Hall of Fame membership is conferred in recognition of REALTORS® who have made an extraordinary commitment to RPAC.

"Phil becomes only the second Delaware REALTOR® to join this distinguished group," said Denise Tatman, DAR Executive Officer. "He joins Pat Campbell White of Rehoboth Beach who qualified in 2002 and was inducted in 2003. There are only 154 REALTOR® members to date who have qualified for the Hall of Fame recognition."
