Getting Buyers Excited About Your Listing

Do you ever get in a rut when you get a new listing, and you don't know what to say about it, particularly when there are five other listings just like yours for sale and they all say the same thing?

How can you get buyers excited about your listing when some of the other listing agents have that wonderful gift of "creative writing?"

Why not go directly to your Seller and ask him why he bought the house? No one knows more about the property than the Seller. No one knows the great features better than the Seller. And no one can describe all the amenities of the home better than the Seller.

So when you go out on that next listing, here's a series of questions you can ask the Seller.

  • What makes your home a special place to live? What would you tell a potential buyer?
  • Why did you decide to buy this home yourself. . .schools, amenities, views, convenience?
  • Why do you love living here? What are the things your family has enjoyed most? What could you tell buyers about the neighborhood?
  • Which features of your home would excite buyers? What "hidden features" of your home might a buyer overlook if they saw it quickly?
  • How did the special features of your home make your life easier?
  • Why will it be hard for you to leave your home?
