Feedback - Showing of Property
I have been working with a Buyer client for the past two weekends, and therefore have shown about 20 properties to my Buyer. I have only heard from 2 or 3 listing agents asking for feedback about my showings. This really surprises me. Are your Sellers not interested in hearing what potential buyers are saying about their property? Aren't you interested in using this feedback to make price adjustments or property modifications? And since these comments are from third parties, sellers are more likely to accept the comments without any negative attitude towards you. Marketing a property today takes more than just placing a sign in the yard, an entry into MLS, and an ad in the paper. Feedback - continuous communication - with your Seller is an extremely important aspect of the marketing strategy. Getting feedback takes only a few moments of your time. Use a Feedback Fax, or a Feedback Email, or go high tech and use a system like HomeFeedback.com. If you're not getting showings, then perhaps you'll want to have an Open House with refreshments for both the public and other brokers. Get them to fill out your Feedback form. With these forms, you can now go to your Seller in a proactive manner. Discuss the feedback forms and current marketplace to determine what changes must occur to accelerate the sale. Only you can decide what type of feedback system you want to use. Showing feedback doesn't have to be a painful experience. Using any of the tools above can serve as a formidable competitive weapon that will result in more listings and less work. See you next week.
